    SR-1 HOLIDAY BRUNCHA hall-filling crowd enjoyed a breakfast feast, door priz-es and presents from Santa at the December 9 HolidayBrunch, sponsored by park ownership and management.The hardworking kitchen crew (thats Mr. G, opposite pagecenter right, demonstrating his bacon frying flair) turned outa hearty breakfast, aided by family, staff and volunteers.

    Adults enjoyed a drawing for a number of door prizesthen Santa arrived with a ho ho ho and was received withvarying degrees of enthusiasm by the park kids. Little ones

    like the tyke top left werent into it, but the older kids knewa good thing. Mrs Claus, aka manager Teresa, who did theshopping, is shown bottom left sorting the hundreds of gifts,so volunteers could hand Santa a gift just right for the ageof his visitor.     Happy New Year!

    Wow what a whirl wind was2012. I am certain that you will allagree that these years are pass-ing quite rapidly.

    We are expecting a GREAT

    2013 with lots of new and excitingthings occurring in about SpanishRanch #1 MHP.

    The Holiday Breakfast wasa HUGE success with most ac-counts indicating that it was alargest turnout in recent history,even larger than last year.

    Santa made his appearanceand delivered more than 200 spe-cial gifts. Santa would also like tothank all his special helpers. This

    Holiday event would not havebeen the success it was if it wasnot for the unselfish dedicationof the people that assisted in theplanning and implementation ofall the bits and pieces that arerequired to help Santa preparefor these events.

    Over the past holidays theabuse of guest parking contin-ued to be an issue. Typically thecomplaint was that there was noparking available for guests as res-idents were parking in the spacesreserved for casual guests. Pleasebe considerate to your neighborsand their guests. Do not park inguest parking.

    We would like to address the

    Club house reservation proce-dure: We cannot and will not

    hold a date unless there is areservation form submitted, ap-proved by management alongwith the deposit check of $100.00made payable to Spanish Ranch.When your event is over, yourcheck with be returned to youwhen it is determined you haveleft the facilities in good conditionand clean. Please keep in mindthat reservations of the clubhouse

    facilities are for RESIDENTS ONLY.You cannot allow your family out-side of Spanish Ranch #1 MHP orfriends of residents, to reserve theclubhouse facilities.

    Please allow yourself plenty of

    time in scheduling your event.Typically the Large club houseis reserved by Bingo on the firstand last Saturday of each month.The remaining weekend days arenormally reserved at LEAST eight(8) weeks in advance.

    NOTE: There is, on occasion,abuse in the size of parties al-lowed in the clubhouse areas.Please use the following numbersallowed in the clubhouses in plan-ning your events:

    For the large clubhouse,when used for dining (that meansthat the tables and chairs are inplace) the MAXIMUM number ofguests allowed is 124.

    For the small clubhouse,when used for dining (this meansthat the tables and chairs are inplace) the MAXIMUM number ofguests allowed is 40.

    If the number of your guestsMAY exceed these numbers, thenplease DO NOT reserve the facili-ties. You must plan to have yourevent elsewhere. The maximumnumber of guests allowed are notarbitrary, set by management ofSpanish Ranch #1 MHP, but havebeen determined by the Fire Mar-shall for the City of Hayward.

    If your party exceeds thesenumbers, you may be subject toa fine and /or a loss of privileges.

    If your home is serviced by AT&T

    for phone service, internet ortelevision and you have a prob-lem with these services, pleasecall AT&T for assistance. The parkmanagement cannot assist youin resolving any issues you mayhave.

    If your home is serviced byComcast for phone service, in-ternet or television and you havea problem with these services,

    please call Comcast for assis-tance. The park managementcannot assist you in resolving anyissues you may have.

    The same is to be said aboutyour account with Waste Man-

    agement. You have to contactthem directly for any issues youmay have.

    Home Maintenance Procedures.

    Please pay attention to yourfurnace filters and change / cleanthem every thirty (30) days duringthe heating and cooling seasons.

    Open the drain on your waterheater and allow the sedimentto flush away. This will increasethe life of your hot water heater

    AND allow it to operate more ef-ficiently.

    IF you HAVE to use your gar-bage disposal (it is preferable tosimply put debris into your trashand food waste into your greenbin), turn the water on (hot ispreferred), turn on the disposal,place material in the disposal asit is running (a wooden spoon ishandy to help the material intothe mouth of the disposal), turn

    off the disposal and allow thewater to remain on for about 30more seconds to completely flushany debris into the main line.

    Keep the storm gutters onyour home clean. By keepingthe gutters clean, water can andwill run off. This may protect yourhome from water damage.

    Tagging continues to be achallenge throughout the park.

    Please help us by taking note ofany activity that might be con-strued as tagging. Keep in mind,the City of Hayward has instituteda reward program against thosethat may be tagging.

    December 2012, thanks to the re-porting of streetlights being nonoperative, Guillermo has repairedseven lights that were not work-ing properly.

    Now, a word about your yardcare. We are a very close com-

    munity and must be aware ofhow our actions may affect thosearound us. When you or your gar-deners are using a blower, pleasedo not blow your leaves, lawncuttings or other debris into yourneighbors yards. Please takenote and speak to your garden-ers about your expectations.

    Please take a moment andlook at your utility pedestal area(this is where your gas, electricand water meters are located).

    The rules and regulations of Span-ish Ranch #1 MHP AND the Stateof California Regulations REQUIREthat it be accessible at all timesand have a clear three (3) footarea on three (3) sides that is un-obstructed.

    The car wash areas continue tobe a dumping ground for trash.Please place your personal trashin your personal trash receptacleat your home.

    Sure, you feel sorry for that stray cat or dog,but if you feed it, it WILL stick around and per-haps not go back to its rightful family.

    Dont leave pet food outside! Food left outwill attract raccoons, stray pets, opossums, and

    other varmints! Only indoor pets are permitted in the park so dontencourage outside animals to stay!

    Smoke alarmsexpire!

    ITS A FACT: All hardwired orbattery-operated smoke alarms,installed before 2003 should be re-placed this year!

    A smoke alarms lifespan is 10years, which means any smoke

    alarm installed before June2000 is too old and needs to bereplaced. The smoke alarm isno longer reliable. Part of smokealarm maintenance includesknowing when to replace theunit. The few minutes it takes to re-place a smoke alarm can save thelives of roommates, family mem-bers, neighbors and firefighters.

    More than 3,000 people diein home fires each year, and themajority of them have no workingsmoke alarms. To prevent these

    deaths, the Hayward Fire De-partment has partnered with theUnited States Fire Administration(USFA) and is sponsoring the na-tionwide Install. Inspect. Protect.Campaign, which emphasizesthat Smoke Alarms Save Lives.

    Your Hayward Fire Departmentoffers a few helpful tips on smokealarms:

    Every residence, and placewhere people sleep, should beequipped with both ionization andphotoelectric smoke alarms or

    dual sensor smoke alarms, whichcontain both ionization and pho-toelectric smoke sensors.

    Place properly installed andmaintained smoke alarms both in-side and outside of sleeping areasand on every level of your home.

    Interconnected smoke alarmsare best, because if one sounds,they all sound.

    Test smoke alarms monthlyand change alkaline batteriesat least once every year, or asinstructed by the manufacturer.

    You can use a date you alreadyknow, like your birthday or whenyou change your clocks as a re-minder.

    Write the installation dateon the inside cover of the smokealarm for future reference.

    If you have a tendency to for-get when you replaced the bat-teries last, use a permanent mark-er to write the installation date oneach battery for future reference.

    According to the AmericanMedical Association, carbonmonoxide poisoning is the lead-ing cause of accidental poisoningdeaths in the United States. TheCalifornia Air Resources Board hasdetermined that 30 - 40 avoid-able deaths, on average, occurin California each year due tounintentional carbon monoxidepoisoning. Additionally, this is thecause of 175 - 700 avoidableemergency room visits and hospi-talizations in the state.

    Californias Carbon Monox-ide Poisoning Prevention Act of2010 requires that all residentialproperty be equipped with a Cal-

    ifornia State Fire Marshal (CSFM)approved carbon monoxide de-tector when the property has afossil fuel burning heater or appli-ance, fireplace, or an attachedgarage.

    All single-family homes (own-er or tenant occupied) must beequipped with a detector (whichcan cost less than $30) on or be-fore July 1, 2011. All other resi-dential units (duplex/apartment/condominium complex) must beequipped with a detector on or

    before January 1, 2013.Information specific to the Actis found in the California Healthand Safety Code Sections 13260thru 13263. Information specificto property owners and propertymanagement responsibility anddisclosure requirements are foundin California Health and SafetyCode sections 17926, 17926.1, and17926.2.

    What is Carbon Monoxide?Carbon monoxide (CO) is a

    deadly, colorless, odorless, poison-ous gas. It is produced by the in-complete burning of various fuels,including coal, wood, charcoal,oil, kerosene, propane, and natu-ral gas. Products and equipmentpowered by internal combustionengines such as portable genera-tors, cars, lawn mowers, and pow-er washers also produce CO.

    At lower levels of exposure,CO causes mild effects that areoften mistaken for the flu. These

    symptoms include: Headaches Dizziness Disorientation Nausea FatigueAt moderate concentrations,

    angina, impaired vision, and re-duced brain function may result.At higher concentrations, CO ex-posure can be fatal. The effectsof CO exposure can vary greatlyfrom person to person depend-ing on age, overall health and theconcentration and length of ex-posure.

    Where Should I Place CarbonMonoxide Alarms?

    Because CO is slightly lighterthan air and also because it maybe found with warm, rising air, de-tectors should be placed on a wallabout 5 feet above the floor. Thedetector may be placed on theceiling. Do not place the detec-tor right next to or over a fireplaceor flame-producing appliance.Keep the detector out of the wayof pets and children. Each floorneeds a separate detector. If youare getting a single carbon mon-oxide detector, place it near thesleeping area and make certainthe alarm is loud enough to wakeyou up. Remember to read themanufacturers instructions foradditional information on place-ment and maintenance of theCO alarm.

    What Do I Do If The Alarm Sounds?Dont ignore the alarm! It is in-

    tended to go off before you areexperiencing symptoms:

    GET FRESH AIR IMMEDIATELY! Open doors and windows,

    turn off combustion appliances,and leave the house!

    If anyone is experiencingsymptoms of CO exposure, DIAL911 OR GO TO AN EMERGENCYROOM. Tell the physician you sus-pect CO poisoning. If CO poison-ing has occurred, it can often bediagnosed by a blood test donesoon after exposure.

    No matter what, you shouldnot go back in until the home has

    been ventilated, you have identi-fied and remedied the source ofthe CO leak, and have applianc-es or chimneys checked by a pro-fessional as soon as possible.

    How Can I Reduce Exposure ToCarbon Monoxide?

    It is most important to be surecombustion equipment is main-tained and properly adjusted.Vehicular use should be carefullymanaged adjacent to buildings.Additional ventilation can be usedas a temporary measure whenhigh levels of CO are expected forshort periods of time.

    Keep gas appliances prop-erly adjusted

    Consider purchasing a vent-ed space heater when replacingan unvented one

    Install and use an exhaustfan vented to outdoors over gasstoves

    Open flues when fireplacesare in use

    Choose properly sized woodstoves that are certified to meetEPA emission standards and makecertain that doors on all woodstoves fit tightly

    Have a trained professionalinspect, clean, and tune-up cen-tral heating system (furnaces,flues, and chimneys) annually. Re-pair any leaks promptly.

    Meeting called to order at 7 p.m. The Pledge ofAllegiance was said.

    In attendance: All officers and board memberswere present except Vice President Dawn Plaskon,who was stuck at work and excused. 1 guest.

    Minutes of the November meeting were reviewedand approved.

    Treasurers Report: E-mailed in advance of themeeting showing a balance of $1,320.28, and wasapproved.

    Resident Concerns: Someone apparently dumpedbleach into the hot tub causing it to be closed formost of a week. It eventually had to be drained andthe chemicals rebalanced. Another resident calledto ask about replacement of the gas/electric/watermeters and it was their understanding they were allto be replaced.

    Subsequent inquiry of management elicited the

    explanation that ownership is required to replace 10%of the meters per year (10% of our park would be 46)and that is being done as the homes change handsor if problems arise. All the meters are replaced atonce when it is done.

    Any resident experiencing problems with their me-ters is encouraged to advise management so theycan be included in the replacement quota.

    SOCIAL

    Chili Supper was postponed, and a new date willbe discussed at the next meeting.

    COMMITTEES:

    Craft Fair made money for the Association throughselling the tables, a successful raffle and the snackbar, but was almost a complete bust for the vendors.This was attributed mainly to the pouring rain andthe date of the weekend before Thanksgiving whichwed ended up with when our planned date wasntavailable. Since all the usual advertising and signagewas used, the consensus was to chalk it up to badluck, and seek an earlier date next year.

    Helping Handno calls this month.

    COMMUNITY:

    NERT: An Emergency Prep meeting is scheduled

    for January 15, 2013 in the Main Clubhouse. Previousmeetings have established an initial response plan inthe event of a major disaster. NERT expects to nowhave regular bimonthly meetings, perhaps alternat-ing with Neighborhood Watch, in order to furtherdiscuss how to get a phone tree or some other formof central communication in place that could notifyresidents about more mundane emergencies suchas power outages and water shutoff.

    The possibility of having management change theoutgoing phone message to inform residents of after

    hours shutoffs and outages was previously discussed,and Prez Pat Smith will discuss this with managementand report to the Emergency Prep meeting.

    Neighborhood Watch meets Dec. 11. Clint report-ed no calls.

    OLD BUSINESS:

    HMOANeed position filled, though informationfrom HMOA is coming directly to the El Toro editor.

    NEW BUSINESS:

    Charity Drives: The current charity drive is OneWarm Coat and one delivery of two boxes of outer-wear, which included sweaters, jackets, and sweat-shirts as well as coats, has already been made.

    Jeanie, who has been coordinating the charitydrives and delivering the goods, noted that partici-pation is minimal from the community, and contri-

    butions come mainly from board members and theBingo players. It was decided to revisit the idea ofquarterly charitable drives at the next meeting.

    Barbara Sacks passed on items of interest from thecommunity including free flu shots at Target, a 20thanniversary celebration for the organization that pro-vides free breakfasts for school children and a ShopHayward promotion sponsored by the city.

    Route number 68 (which replaced line 77), a 2-direc-tional circular route, services both the South Hayward BARTstation, as well as the Union Landing Shopping Center.

    Weekdays, going to South Hayward BART, board thebus across the street at Tampa / Folsom (where the park is)hourly from 6:16am until 8:16pm, arriving at BART at 6:23amuntil 8:23pm. Weekends / Holidays, service is from 6:44amuntil 6:44pm.

    Weekdays, returning from South Hayward BART, boardthe counter-clockwise, Tampa directional bus hourlyfrom 6:30amuntil 8:30pm, arriving Spanish Ranch at 6:42amuntil 8:42pm. Weekends and Holidays, service is from 6:00am

    until 6:00pm.Weekdays, going to Union Landing, board the bus at

    the corner in front of the 2 houses at Tampa / Folsom hourlyfrom 6:47am until 8:47pm, arriving at Union Landing at 7:04amuntil 9:04pm. On Weekends/ Holidays, service is from 6:47amuntil 6:47pm

    Weekdays, returning from Union Landing, Board theclockwise, Tampa directional bus hourly from 5:59amuntil 7:59PM, arriving Spanish Ranch at 6:16am until 8:16pm.Weekends / Holidays, service is from 8:27am until 6:27pm.

    Additional frequency (now every 45 minutes, as opposedto every 1-2 hours) has been added to the Tuesday &Friday shoppers shuttle (Spanish Ranch to Southland

    Route 391).

    Busses now leave the Spanish Ranch Clubhouse at10:10, 10:55, 11:40am, 12:25, 1:10, and 1:55pm and arrive atSouthland Mall at 10:35, 11:20am, 12:05, 12:50, 1:35, and2:20pm. NOTE The last trip leaving Spanish Ranch at 1:55pmwhich arrives at Southland Mall at 2:20pm has no directreturn trip back to Spanish Ranch.

    Return trips leave Southland Mall at 10:42, 11:27am,12:12, 12:57 and 1:42pm, arriving back at Spanish Ranch at10:55, 11:40am, 12:25, 1:10, and 1:55pm.

    Route 22: For those who wish to walk to/from TennysonAve, on weekdays route 22 will go to the South Hayward

    BART station every 30 minutes from 6:22am until 11:22pmweekdays, and hourly on weekends and holidays from6:22am until 11:22pm. From the South Hayward BART sta-tion going down Tennyson will leave every 30 minutes from6:04am until 11:04pm weekdays, and hourly on weekendsand holidays from 7:03am until 12:03am.

    Route 22 is a circular route, serving Tennyson, Hesperian(both Chabot College and Southland Mall), Winton, andboth Hayward and South Hayward BART stations alongMission Blvd. Visit AC Transits web site at www.actransit.orgfor more information.
