BER Certs Dublin- An Energy Saving Certificate

According to European law it is essential for every home sold in the EU to be graded according to an Energy Performance Certificate (EPC). In Ireland Sustainable Energy Authority Ireland (SEAI) is charged with leading Ireland’s drive towards a society based on sustainable energy structures, technologies and practices. SEAI’s certification scheme to satisfy this European directive is the Building Energy Rating BER Certificate. A standard assessment procedure is used to assess the energy performance of a property, which calculates that property’s environmental impact in terms of its Carbon Dioxide emissions.

There are a few key areas where you have to pay attention, such as the building itself, the fixed appliances within it, and the use of energy-saving devices.  The better the grade achieved, the higher the BER rating, which appeals hugely to potential buyers as it guarantees lower fuel bills and decreased carbon emissions. In fact a BER certs Dublin is required before you sell or rent a property now in Ireland. 

The EPC rates a property on a 120 point scale, which is divided into seven categories. These range from A (most efficient) to G (lease efficient). The survey takes less than an hour and costs vary, but are rarely more than €350. The test results will include recommendations about the measures that can be taken to increase your home’s efficiency, and are graded according to cost of installation and potential cost savings in reduced energy over a period of ten years.
